For Buyers

Buying a Home
in Atlanta

A clear process, honest market guidance, and someone in your corner who isn't in a hurry.

Your Advocate, Not Your Closer

Most buyers come in feeling pressured to move fast, overpay, and waive every protection. That's not how we work.

Our job is to make sure you understand the market you're entering — what homes actually sell for, which neighborhoods fit your life, and when a deal is genuinely good versus when it just feels that way because everyone else wants it too.

Atlanta's market has real opportunity right now, but it also has landmines. We'll show you both, plainly, so you can make a decision you'll still feel good about five years from now.

How Buying a Home Works

No surprises. Here's every step, explained plainly — so you always know where you are and what comes next.

1
Initial Conversation
We start by talking through what you actually want — timeline, budget, neighborhoods, must-haves vs. nice-to-haves. This isn't a sales call. It's a real conversation to figure out if we're a good fit and how we can help.
2
Get Pre-Approved
Before we look at homes, you need a pre-approval letter from a lender. This tells us your real budget and makes your offers competitive. We'll connect you with lenders we trust — no pressure, you choose who to work with.
3
Market Orientation
We'll walk you through the current state of your target market — what homes are selling for, how long they're sitting, what the competition looks like. You should understand the real market, not just the listing price.
4
Home Search
We'll set up a customized search and start touring homes that fit your criteria. We'll give you our honest read on each one — what we see, what concerns us, and what the comps say. You're not buying our enthusiasm; you're buying our judgment.
5
Making an Offer
When you find the right home, we'll build a strategy together — offer price, terms, contingencies. We'll tell you what we think is fair and competitive, and we'll decide together. No manufactured urgency; just a clear-eyed read on the situation.
6
Under Contract
Once we're under contract, we go through inspection, appraisal, and final mortgage approval. We'll be with you through every step — interpreting inspection reports, negotiating repairs, making sure nothing falls through the cracks.
7
Closing & Beyond
We close. You get your keys. And then — unlike most agents — we're still here. Whether it's a question about a contractor, a property tax issue, or thinking about your next move in three years, we remain a resource.
📊
Understanding the Atlanta Market
Atlanta's market isn't monolithic. Decatur, Buckhead, and the Westside each behave completely differently. We'll help you understand the specific pocket you're buying in.
🔍
Due Diligence & Inspections
Georgia's Due Diligence period is one of the most buyer-friendly provisions in real estate. We'll make sure you use it well — knowing what to look for and when to walk away.

First-Time Buyer Support
First time buying? We'll walk slower. There's no such thing as a stupid question when you're making the biggest financial decision of your life. We go at your pace.

Get Pre-Approved Before You Search

The biggest mistake buyers make is falling in love with a home before they know what they can actually afford.

Pre-approval is different from pre-qualification. A pre-approval means a lender has reviewed your financials and is prepared to lend you a specific amount. It makes your offer competitive and gives you a real budget to search within — not an estimated one.

We work with lenders we trust to be honest and responsive. We'll connect you with a few options; you choose who feels right.

Buyer FAQ

Straight answers to the questions buyers ask most.

How much do I need for a down payment?
It depends on your loan type. Conventional loans typically require 3–20%. FHA loans can be as low as 3.5%. VA and USDA loans can be zero down for qualifying buyers. There are also down payment assistance programs in Georgia worth exploring. We'll figure out what makes sense for your situation.
Should I buy now or wait for the market to drop?
Honest answer: nobody can time the market reliably, including us. What we can do is show you the data for your specific target area and help you evaluate whether the current prices represent good value for your circumstances. Sometimes waiting makes sense. Sometimes it doesn't. That conversation depends entirely on your situation.
What does a buyer's agent actually do?
We represent your interests throughout the transaction — from helping you understand the market, to writing and negotiating your offer, to guiding you through inspections, to making sure nothing gets missed at closing. In Georgia, the seller typically pays both agents' commissions, so our representation costs you nothing out of pocket in most transactions.
How long does buying a home actually take?
From starting your search to closing, most buyers take 2–4 months in normal market conditions. Closing itself takes 30–45 days after an accepted offer. Some people move faster; some take longer. There's no pressure from our side to rush.
What neighborhoods should I be looking at in Atlanta?
That depends entirely on your lifestyle and priorities. In-town vs. suburban, walkability, schools, commute, price point — all of it shapes the answer. The neighborhoods page on this site is a good start, but the real answer comes from a conversation about what your life actually looks like.
